Booking To make a booking either book using the on line system or contact me direct by email or phone. Please note that your booking will not be confirmed until the deposit has been paid.  If paying by cheque please let me know so that I can hold the property for you until your deposit reaches us.

Payment A non-refundable deposit is required to secure your booking.  The balance is due 6 weeks prior to the start of your holiday. No further reminders will be sent. If booking within 6 weeks of the arrival date, full payment is required.

Cancellation If for any reason you have to cancel at any time during the 6 week period before the arrival date, you will be liable for the booking in full, unless we are able to re-let the property. If we succeed in re-letting then we will refund to you any such rentals received, less your deposit, which is non-refundable. If you have to cancel your holiday prior to 6 weeks before the arrival date you would simply lose your deposit. We recommend you take out cancellation insurance.

Arrival The cottage will be ready for you from 3.00 pm on the day of your arrival, unless otherwise arranged.

Departure 10.00am on the morning of your departure, unless otherwise arranged

Damage & Breakages The property is thoroughly cleaned between guests but we will charge if it is not left reasonably clean and tidy or if there is any damage to the property.  You are responsible for any breakages or damage. We will not charge for minor breakages but it is helpful to know so that we can replace any items before the next guests arrive.

Dogs Are allowed in The Stables (no dogs in The Hen House) by prior arrangement and must be under control at all times. No dogs allowed in the bedrooms or on the furniture. £30 per dog per week long stay and £20 per dog per short break. Please read dog protocol.

Smoking No smoking is permitted in the property.

Please Note: We reserve the right to ask any guests to leave the property immediately before the end of their booked stay if they are causing disruption to us or our other guests or damage to the property. By signing the booking form (ticking the box for on line bookings) you agree to this condition.
